What is the Land Transfer Tax Calculator?
Land transfer tax (LTT) or property transfer tax (PTT) is levied on the purchase of real estate in most Canadian provinces. Ontario, BC, Manitoba, and Quebec are the main provinces with significant LTT. Toronto imposes an additional municipal land transfer tax. First-time home buyers receive rebates in Ontario (up to $4,000) and BC (full exemption under $500,000).

Which provinces have no land transfer tax?
Alberta and Saskatchewan have no provincial land transfer tax. They charge a small land title registration fee instead. Rural Nova Scotia also has no LTT.
Is land transfer tax included in closing costs?
Yes. LTT is one of the largest closing costs in Ontario and BC. Budget 1.5–2.5% of the purchase price for LTT plus $2,000–$4,000 for legal fees, title insurance, and home inspection.
