What is the Grunderwerbsteuer-Rechner?
Grunderwerbsteuer is the German property transfer tax, payable when buying real estate. Rates range from 3.5% in Bavaria to 6.5% in NRW, Brandenburg, Berlin, Saarland, Schleswig-Holstein, and Thuringia. Along with notary fees (~1.5–2%) and land register costs (~0.5%), buying costs typically add 8–12% on top of the purchase price.

Can I avoid Grunderwerbsteuer?
There is no general exemption for first-time buyers in Germany. Transfers between first-degree relatives (parents/children) are exempt. Some states are considering first-buyer exemptions but none has been introduced nationally as of 2025.
