Can I save stamp duty by showing a lower property value?

No. The stamp duty is calculated on the "ready reckoner rate" (government circle rate) or the agreement value, whichever is higher. If you show Rs 60 lakh agreement value on a Rs 1 crore market value property, stamp duty will still be calculated on Rs 1 crore if the circle rate is Rs 1 crore. Understating value is also an offense under the Registration Act.

Is stamp duty different for under-construction vs ready properties in Maharashtra?

For under-construction properties, stamp duty in Maharashtra applies on the total consideration (agreement value including GST). GST itself (5%) is added before calculating stamp duty. So on a Rs 80 lakh UC flat with 5% GST, stamp duty is 5% of Rs 84 lakh = Rs 4.2 lakh. Ready properties are GST-exempt, so stamp duty base is just Rs 80 lakh.

What documents are required for property registration in Maharashtra?

Required: sale agreement, builder NOC (for new properties), property card, 7/12 extract, identity proof (Aadhaar), PAN card, demand draft for stamp duty, and passport photos. For RERA-registered projects, also the RERA registration certificate. Registration happens at the Sub-Registrar of Assurances office in the jurisdiction of the property.
